Emergency Out of Hours
Our office hours are Monday to Friday, 9:00am to 6:00pm. We are closed on weekends and on bank holidays.
If you experience a genuine maintenance emergency outside of these hours — such as a serious water leak, total loss of heating or power, or an issue that poses an immediate risk to your safety or the property — please take appropriate action to prevent further damage.
This may include turning off the water supply, isolating electrics if safe to do so, or contacting the relevant emergency services or a qualified contractor.
Gas-Related Emergencies:
If you smell gas or suspect a gas leak, contact the National Gas Emergency Service immediately on:

Fire or Flood:
Please call 999 immediately.
Once the situation is under control, please report the issue through our maintenance form as soon as possible so we can follow up and arrange any necessary repairs.
Total Loss of Water or Power
Please check online to see if there are any planned works in your area or if anyone else has reported the same issue:
If your issue relates to communal or building areas, such as stairwells, entrances, or the roof, please contact your block’s managing agent directly.
If you have a leak, and it is safe to do so, please turn off the water using the stopcock by turning it clockwise.
This is often located under the kitchen sink, in an airing cupboard, in the basement, or under floorboards near the front door.
If the leak is coming from a neighbouring property, please try to contact them as soon as possible.

If an engineer is called out and the issue is not considered an emergency, you may be charged.
Non-urgent issues should be reported during normal office hours.
