Managing a Property in Sussex from Abroad: What Overseas Landlords Need to Know

For landlords based outside the UK, a Sussex investment property can be an excellent long-term asset. The Non-Resident Landlord Scheme

Landlords who spend six months or more outside the UK in a tax year are classified as non-resident landlords and must register with HMRC’s Non-Resident Landlord Scheme. Without approval from HMRC to receive rent with no tax deducted, a letting agent is legally required to deduct basic rate tax from rental income before it is paid. Registration is straightforward but must be in place before rental income begins.

Compliance under the Renters’ Rights Act

The Renters’ Rights Act, which came into force in May 2026, introduced the most significant changes to the private rented sector in a generation. Section 21 no-fault evictions have been abolished, all tenancies are now periodic, and rent increases must follow a specific statutory process. For overseas landlords, staying compliant with evolving legislation without a trusted local representative is a genuine challenge.

A professional managing agent does not simply collect rent. They monitor compliance, manage inspections, handle maintenance, serve notices correctly and ensure that the landlord’s position is protected at every stage.

The risk of remote management without the right support

Properties managed from a distance by agents who treat management as a secondary function frequently deteriorate. Inspections are missed, maintenance is reactive rather than proactive, and small issues become expensive problems. The quality of tenant placed in the property in the first instance is equally critical: a poorly referenced tenant in a well-presented property can cause significant damage, financial and physical, before a landlord based overseas is even aware.
